Empty object to ready-to-live. Layout, drawings, joinery, trades, snagging — we hold the whole thing so you don't have to.

The room everyone actually lives in. Designed around how you cook, who stands where, and what you want to look at while the pasta boils.

Outside the UK we send the complete design template — plans, specification, sourcing list — and your builders take it from there.

Two ways to work with us
In the UK we can do everything — from an empty object to a finished apartment or house. Anywhere else in the world, we give you the design and you carry it out locally.

Full interior, start to keys
United Kingdom
You hand us a shell — a new build, a gutted flat, a house that hasn't been touched since 1974 — and we hand it back liveable. One studio, one point of contact, one set of drawings everybody works from.

The design template
Worldwide
Remote, and complete. We measure from your plans and photographs, design the whole home, and send a pack your local builder can price and build without ringing us every week — though you're welcome to.
- Floor plans, elevations and 3D views
- Full specification: finishes, fittings, paint, lighting
- Sourcing list with alternates for your market
- Two rounds of revisions, and a call whenever you're stuck

Process
How it goes
Five stages, roughly. Whole homes take eight to fourteen months; a design template takes six to ten weeks.
The kettle conversation
An hour together, in the place if we can get there. How you live, who's in the house, what you can't stand. Budget said out loud, early, so nothing later is a surprise.
Concept
Plans, moodboards, materials you can hold. We show two directions, you pull them apart, we put one back together.
Detailed design
Every socket, every hinge, every shade of white. This is the pack your builder prices — or the template we post to you if you're outside the UK.
On site
Trades booked, deliveries chased, weekly visits, one honest update however the week went. UK projects only.
The first evening
Styling, snagging, and then we get out of your way. We come back after a month to fix whatever the living-in revealed.
The studio
A small studio, on purpose
Lilaj takes a handful of homes a year. That's not modesty — it's the only way the people you meet at the start are the people still answering the phone at the end.
We like rooms that are calm without being cold: warm plaster, honest timber, one thing in the corner that nobody else has. We don't have a house style we press onto people. We have a way of asking questions until the house tells us what it wants to be.
Based in the UK, working wherever the post reaches.
